Service Charges in The Oasis: What To Expect
Service charges are the yearly fee every owner pays for the upkeep of the community. Official rates for The Oasis haven't been published yet, so this guide uses an estimate of AED 4 per sq ft per year.
What Service Charges Cover
- Landscaping, parks and green belts
- The swimmable lagoons, urban canals and beaches
- Security, gated entrances and guard houses
- Street lighting, cleaning and waste collection
- Shared facilities such as community centres, pools, sports courts and cycling tracks
- Community management and a reserve fund for future repairs
How They're Calculated
The yearly charge is the rate per sq ft multiplied by your villa's built-up area (BUA). Emaar prepares the community budget, and the Dubai Land Department's Real Estate Regulatory Agency (RERA) reviews and approves it before it's published on its service charge index. Until The Oasis budgets are released, I'm using an estimate of AED 4 per sq ft per year.

For example, a 6,000 sq ft villa would pay about AED 24,000 a year, or AED 2,000 a month.
Who Pays, and When
The owner pays service charges, not the tenant. Charges usually start from handover, so owners of off-plan villas don't pay them until the villa is ready. They're typically paid in quarterly or half-yearly instalments, and a seller has to clear any balance before a villa can be transferred.
Why It Matters for Investors
Service charges come straight off your rental income, so they're one of the biggest factors in net yield. The rental yield estimator uses AED 4 per sq ft by default, so you can see the effect on any villa.
AED 4 per sq ft is an estimate for planning only. Actual rates are set by Emaar and approved by RERA, and may be higher or lower. I'll update this page once official figures are published.
