Is The Oasis a Good Investment?
The Oasis sits in Dubai's luxury villa market, but judging a villa here means looking well beyond the headline price.
For investors, the questions that matter are entry price, villa size, position within the masterplan, rental demand, future supply, running costs and resale demand. The Oasis is being developed by Emaar as a large-scale villa community built around lagoons, landscaped spaces and water features.
Who Buys Villas Like These
Large villas attract both investors and people who want to live in them, which supports demand from two sides:
- Families relocating to Dubai
- High-net-worth residents and business owners
- International buyers
- Long-term residents moving up from apartments
- Buyers looking for a primary home
The balance between investor and end-user demand depends on the individual villa.
Not Every Villa Is the Same Investment
Within one master community, these factors change how future buyers and tenants see a property:
- Water frontage, plot size and privacy
- Orientation and proximity to amenities
- Cluster and branded collection
- Floor plan and number of bedrooms
- Handover timing
Work from the Full Entry Cost
Compare villas on their total acquisition cost, not the advertised price alone. The same applies to rental returns:
- Gross yield = annual rent ÷ purchase price × 100
- Net yield deducts service charges, management, maintenance and vacancy, and divides by the price plus purchase fees
Off-Plan Versus Completed
Much of The Oasis is being delivered in phases, so you're often judging a villa by its future position in the finished community rather than today's surroundings. That brings both opportunity and risk, so look closely at:
- The payment schedule and expected handover
- Construction progress and developer documentation
- Comparable sales and comparable rentals
- Future supply and your exit options
The Better Question
Rather than asking "Will The Oasis go up in value?", ask: does this villa make sense at this entry price, given its location, size, design, payment plan and likely future demand? Judging each villa on its own merits, not the whole community as one investment, leads to better decisions.
